Description Set in the lush hills south-west of Florence, this lovely old stone cottage still boasts the traditional high-beamed ceilings and terracotta floors but has otherwise enjoyed a thorough renovation. A large open-plan living-dining room with a fitted kitchen and a working fireplace provide a comfortable environment for a relaxing holiday and enlarged windows flood the room with light. A series of french doors open to an extensive terrace furnished with comfortable chairs, market umbrellas and a dining table. Contemporary comforts include private bathrooms for each of the two bedrooms, air-conditioning and satellite television. Outside, the cottage's fully fenced lawns and gardens are planted with old olive trees and lead down to a private swimming pool and furnished solarium area. Two of the bedrooms (and bathrooms) are located on the ground floor, whilst the third bedroom is actually a small suite situated partially underground and accessible by external stairs. It is fitted with a small kitchen and divan in addition to a large double bed and bathroom.
Position The villa is in the hamlet of Alberi, approximately 5km from Montaione. There is a driveway for off-street parking. Distances - Certaldo - 17 km

Refundable security deposit A refundable security deposit of €500 is payable on arrival at the property. The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras. General Information: - Normal arrival times are between 15:30 (3:30pm) and 19:00 (7pm). Departure is by 9:30 on the day of departure.
- The season for pool opening is from May to September;
Services included and extras: - Cleaning - Final cleaning is an extra payable locally in the amount of €100 and not included in weekly rental.
- One set of bed and bath linen per week is included. Additional changes may be requested at the cost of €12 per person. Beach/pool towels are not provided;
- Additional maid service can be requested at a cost of € 15 per hour;
- Electricity consumption and other utilities are included in the villa price;
- Heating, if required, is payable on the basis of consumption of gas;
- High chairs and cots are available at no additional cost;
- Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;
- Baby sitting services can usually be organised locally by the area manager;
