Entrance through double electric gates into a large uncovered gravel car parking area.

Gravel path leading to the entrance door on the ground level:

• studio with period divan, antique furniture and internet connection
• professionally equipped kitchen (commercial dish washer, oven, gas cook-top, refrigerator, fridge-freezer, freezer, mixers, meat slicers, coffee machines, toasters, pots, pans and sundry implements)
• dining room with table for 20
• service bathroom (wc)
• double bedroom with adjacent bathroom with shower;

Stairs and a lift lead to the air-conditioned first floor which can sleep up to 10 guests:

• large landing area with ornate ceilings
• large living / lounge area with sofa bed, connecting with suites Oro and suite Eucaliptus
• Suite Oro: large double bedroom with en-suite bathroom with period antique style bath and shower
• Suite Eucaliptus: large double bedroom with en-suite bathroom with shower
• Door from landing to Suite Pesca: 2 double bedrooms with shared bathroom with shower
• Further door to Suite Mandorlo : twin bedded room with en-suite bathroom with shower;

Stairs or lift to the air conditioned second floor which can sleep 10-12: divided into 3 independent suites and accessed via large landing :

• Suite Brown 4/6: living room with sofa bed for 2 people; 2 twin bedrooms both with en-suite bathrooms with shower.
• Suite Green 2/3: single living/bedroom (in practice this bedroom has access to bathroom of Brown suite via the large landing); double bedroom, complete bathroom with shower.
• YELLOW suite 2/3: living room / single bedroom and connecting adjacent bathroom with shower, and connecting adjacent double bedroom. (each living room has a kitchenette).

Access to the gravel pathway around the villa from dining room, lounge room, library, bedroom, kitchen and front door

Large covered pergola adjacent to the kitchen with outdoor table and 24 seats for alfresco dining (lighting for night use)
