Description The farmhouse is set in the middle of a large park featuring Italian style cypress and other shady trees that slopes gently down to a panoramic pool terrace equipped with sunbeds and umbrellas. A few steps from the kitchen there is a lovely shaded pergola which is perfect for alfresco meals or resting in the afternoon. This restored farmhouse with its original architecture and undoubted charm offers prestigious, but not over-the-top finishes, including terracotta paved floors, exposed wood beams, charming and functional furniture and fittings. The villa is on three levels with the lower level communicating only via external access (two bedrooms and a living room). The main villa opens from the pergola area on (front) ground floor where there is a large open plan living-dining room and kitchen leading through to two bedrooms sharing a bathroom. Stairs lead up to the first floor where there is a large open bedroom with a double bed and two single beds (counted for 2 people) and an en-suite bathroom.
Position The villa is accessed through security gates off a quiet asphalt road to the east of the town of Cortona. A gravel drive leads down to a car parking area (for multiple cars) and a paved footpath leads to the pergola area at the ground floor entrance. Refundable security deposit A refundable security deposit of €1,000 is payable on arrival at the property. The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras. General Information: - Normal arrival times are between 15:30 (3:30pm) and 19:00 (7pm). Departure is by 9:30 on the day of departure.
- The season for pool opening is from mid May to the end of September;
Services included and extras: - Cleaning - Final cleaning is an extra payable locally in the amount of €250.00 and not included in weekly rental.
- One set of bed and bath linen per week is included. Additional changes may be requested at the cost of €12 per person. Beach/pool towels are not provided;
- Additional maid service can be requested at a cost of €18 per hour
- Electricity consumption is included in villa rental.
- Heating, if required, is payable on the basis of consumption of gas at €5.00 per m3 of gas
- Kitchen gas and water costs are included
- High chairs and cots are available at an additional cost of € €50 per week
- Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;
- Baby sitting services can usually be organised locally by the area manager;

Siena is one of the most beautiful towns of Tuscany and perhaps Italy. Surrounded by olive groves and the vineyards of Chianti the town is set on three hills and is mostly pedenstrian only. At the centre of the town is the large Piazza del Campo, noted for the Palio horse race held each July and August and full of activity year round. An important university town, Siena has wonderful outdoor cafes, piazzas, churches and museums.
