Apartment Panoramico on the second floor of Villa Acacia is a wonderful apartment full of the warmth of this age old structure and furnished in a style that makes one feels immediately at home in the Tuscan landscape. The full length balcony furnished with a teak dining setting is accessed from each of the rooms and has incredible views over the hills and valleys.

The large living room is elegantly furnished with two white leather sofas facing an open fireplace and is equipped with a built in 32' LCD monitor, surround sound and multimedia supports, including satellite TV. A wide internal portico adjoins to the gourmet kitchen which featuers a dazzling array of cooking utensils, an island preparation and breakfast bench and an almost distracting view over the surrounding countryside.

An elegant dining room is situated next door in, what was once, the villa chapel and the door opening out onto the balcony assures a fresh breeze and wonderful views on balmy summer evenings.

There are three bedrooms in apartment Panoramico. Next to the dining room is a double room with a queen sized bed looking out over the hills. Just outside this bedroom is a spiral staircase leading up to the snug attic room where a delightful loft holds two single beds. These bedrooms share use of the main bathroom, whilst the master bedroom with a king sized bed has an ensuite bathroom and opens out onto the balcony.

Refundable security deposit

A refundable security deposit of €200 is payable on arrival at the villa (can be in equivalent $US or £GBP). The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras.

Additional services and charges - payable locally on arrival (in Euros):

• Mandatory cleaning fees: € 100.00 per week including cleaning on Saturdays and final cleaning on departure. Daily maid service is available at an additional cost of €35 per day;
• Heating is charged according to the consumption of energy;
• One set of bed and bath linen per week is included in the rental cost. Additional changes can be requested and will be charged at €12.00 per change per person;
• Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;
• Telephone - Not available;
• Internet use - Euro 30 per week for unlimited use;
• Electricity - normal consumption included (excludes heating)
• Heating (per week if required) - based on energy consumption at cost

• The season for pool opening is from the end of May to the end of September ;
• Baby sitting services can usually be organised locally by the area manager;
• Boats and bikes hire, food hampers, cooking and many other services mentioned on our booking form can be pre-arranged and prices will be provided on application.
