DescriptionThe villa is located in the village of Lugliana, approximately 25 minutes drive along a panoramic valley from Lucca and directly above the village of Bagni di Lucca - a delightful spa town. The village is mostly pedestrian only and has narrow cobblestone lanes with antique dwellings and small stores lining each side. At approx 400m of altitude the evenings are a pleasant temperature whilst the summer days are hot without being unpleasantly so. The entrance to Palazzo Acacia is through a set of gates from the small piazza at the beginning of the village. As with so much of Italy, the external gates and walls of narrow cobbled streets hide the secret treasures within, and upon entering Palazzo Acacia, one is immediately transported into an environment of sundrenched terraces of lawn and garden with a beautiful Roman pool against the backdrop of beautiful hills and distant mountains. The accommodation at Villa Acacia consists of two self-catering, one bedroom, garden apartments on the ground floor,a fully self-contained three bedroom apartment with arched porticos on the first floor and an independent, three bedroom apartment with recessed terraces on the third floor. The complete restructuring of the villa was completed in 2005 and no expense has been spared to retain the old charm of the property whilst incorporating all modern conveniences (satellite TV, DVD, flat screens, ADSL internet) and furnishing it to a very high standard. Notwithstanding the close proximity to Tuscany's great sites, the area immediately around the villa and surrounding valleys provides uncountable opportunities to experience the best of Italian culture and lifestyle including antique hilltop villages, cosy family trattorias, friendly farmers, wonderful walking trails and incredible scenery.
Position Villa Acacia is situated at the beginning of the village of Lugliana, two kilometres uphill from Bagni di Lucca. Access to the villa is through arched gates in a small piazza on the main thoroughfare. Distances - Grocery Store - 2 doors away for simple requirements

Bagni di Lucca is a lovely small town located along the valley of the river Lima, is a beautiful green area in northern Tuscany located some 20km to the north of the city of Lucca. In the surrounding hills there are ancient hill towns and villages looking out over the splendid hills and valleys. Lugliana is such a village only 2km from Bagni di Lucca.

Palazzo Acacia - Panoramico Apartment Panoramico on the second floor of Villa Acacia is a wonderful apartment full of the warmth of this age old structure and furnished in a style that makes one feels immediately at home in the Tuscan landscape. The full length balcony furnished with a teak dining setting is accessed from each of the rooms and has incredible views over the hills and valleys.

Palazzo Acacia - Terrazzo All of the rooms in Apartment Terrazzo enjoy wonderful views over the surrounding hills and valleys through the three broad porticos. Meanwhile the furnished balconies under the porticos provide an enticing temptation to enjoy sunset aperativi and al fresco meals. Sleeping up to six people in three bedrooms, there is also the opportunity to set up one of the bedrooms as a further living room for groups of four.

Special Notes for Palazzo Acacia 2012 prices are provisional and may be revised, however most owners will accept bookings at 2011 prices until the new prices are confirmed. Please send an enquiry and we'll respond with a firm quote. Please refer to our Terms and Conditions in respect rental villas and vacation apartment accommodation. Refundable security deposit A refundable security deposit of €200 is payable for the apartments on arrival at the villa. The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras. Additional services and charges - payable locally on arrival (in Euros): - Mandatory cleaning fees: € 70/100 per week including cleaning on Saturdays and final cleaning on departure. Daily maid service is available at an additional cost of €35 per day;
- Heating is charged according to the consumption of energy;
- One set of bed and bath linen per week is included in the rental cost. Additional changes can be requested and will be charged at €12.00 per change per person;
- Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;

- Internet - Euro 30 per week unlimited use;
- Electricity - normal consumption included (excludes heating)

Other information - The season for pool opening is from the end of May to the end of September ;
