The property is completely fenced and the entrance is through remote controlled electric gates providing total privacy and safety for young children. The villa has been beautifully restored, carefully maintaining the original style of the original farmhouse.
The villa has been divided into two apartments, each independent from the other, but with the possibility of interconnect them in the event of a large group or two families travelling together. Both are comfortably furnished with country styling, lovely soft furnishings outstanding kitchens, fitted with quality appliances. Cooking service at the villa can be organised on request. Prices listed are for the whole villa per week of rental. Apartment Lecci has three bedrooms sleeping 6 people, whilst apartment Quercia has two bedrooms and sleeps four. Prices for each apartment are available on request.

Celle sul Rigo is a panoramic hilltop village in Southern Tuscany with great views over Mount Amiata, Radicofani and the rolling hills towards the Val d'Orcia. You'll not find much tourism at Celle, it is a small, pleasant, characteristic Tuscan village with a friendly local population, a nice selection of bars, trattorias and general stores, and a lively piazza with great views over the Chiana valley.

Refundable security depositA refundable security deposit of € 400.00 is payable on arrival at the villa (can be in equivalent $US or £GBP). The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras.
Additional services and charges - payable locally on arrival (in Euros):- Mandatory cleaning fees: € 10.00 per person including cleaning on Saturdays and final cleaning on departure;
- One set of bed and bath linen per week is included in the rental cost. Additional changes can be requested and will be charged at €12.00 per change per person;
- Late arrival fees. We will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;
- Telephone not available;
- Electricity costs are included in the villa rental price;
- Heating (per week if required) - according to use of gas or electricity.
Other information - The season for pool opening is mid May to the last Saturday in September;
- Baby sitting services can usually be organised locally by the area manager;
- Boats and bikes hire, food hampers, cooking and many other services mentioned on our booking form can be pre-arranged and prices will be provided on application.

San Casciano dei Bagni
San Casciano dei Bagni is a lovely small village and thermal spa area in the hills of the Chiana valley. The picturesque village is surrounded by typically tuscan landscape - rolling hills, olive groves and lovely pencil cypress trees. At 580m of altitude the summer climate is most pleasant and the vegetation around the town is rich as a result of the thermal springs (37° - 42°C).
Palazzone
Palazzone is a small characteristic Tuscan village in the hills below San Casciano dei Bagni. A tiny centre with just two cafes, bars, some well stocked general stores, post and some excellent local wine cellars, it has everything one could wish for on a self-catering holiday. The village is practically closed to traffic being a medieval town with very narrow roads. As a result the central piazza is a lively place for locals to meet for a coffee and converse. The local area has sport fields, tennis courts and some lovely country walks. We offer a selection of rental villas in the Palazzone area including some that are walking distance from the village.
