Description:La Fontelina is located within a farming estate which raises premium cattle, but is very distant from the farming activity. The property is completely fenced and surrounded by a huge, magnificent lawn punctuated by mature mulberry, cypresses, elm, fruit and olive trees. A majestic oak dominates the front of the house, while borders of rose and lavender bushes, jasmine vines adorn the front and sides of the beautiful stone exteriors. Outdoor furniture is set on the back terrace and in the garden, while there are some great relaxation and meditation spots scattered around the lawn, such as benches or seats under an elm tree. The pool (5 x 10m) is of course the most relaxing spot: bordered by rose and lavender bushes, it has a constant temperature of 28°C / 83°F and fantastic views over the nearby hills. It is at some distance from the house, so peace and quiet are assured. The house is a five bedroom family home, where the owners and their friends used to get together on many occasions and, although it is rented for most of the year, they are still very attached to it. The open fireplaces, the traditional beam ceilings, the beautiful terracotta tile floors and the antique furniture give the house an elegant and cosy ambience. San Casciano dei Bagni is a lovely small village and thermal spa area in the hills of the Chiana valley. The picturesque village is surrounded by typically tuscan landscape - rolling hills, olive groves and lovely pencil cypress trees. At 580m of altitude the summer climate is most pleasant and the vegetation around the town is rich as a result of the thermal springs (37° - 42°C).

Please refer to our Terms and Conditions in respect to additional charges and extras applicable to rental villas and apartment accommodation. Security deposit: A refundable security deposit of €500 is payable on arrival at the property. The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras. General Information: - Normal arrival times are between 15:30 (3:30pm) and 19:00 (7pm). Departure is by 9:30 on the day of departure.
- The thermal pool is open year round, and there is an enclosed plunge pool for winter use (see more photos).
- A welcome dinner is offered by the owners of the villa in high season and included in the Villa rental price;
Services included and extras: - Cleaning - Maid service, twice a week and final cleaning are included in weekly villa rental.
- One set of bed and bath linen per week is included. Additional changes may be requested at the cost of €15 per person. Pool towels are provided;
- Additional maid service can be requested at a cost of €15 per hour;
- Heating, if required, is payable on the basis of consumption of gas;
- Electricity use up to 150kw is included in the villa rental price. Additional consumption is an extra to be paid locally;
- High chairs and cots are available at an additional cost of € €50 per week;
- Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;
- Baby sitting services can usually be organised locally by the area manager;

Palazzone
Palazzone is a small characteristic Tuscan village in the hills below San Casciano dei Bagni. A tiny centre with just two cafes, bars, some well stocked general stores, post and some excellent local wine cellars, it has everything one could wish for on a self-catering holiday. The village is practically closed to traffic being a medieval town with very narrow roads. As a result the central piazza is a lively place for locals to meet for a coffee and converse. The local area has sport fields, tennis courts and some lovely country walks. We offer a selection of rental villas in the Palazzone area including some that are walking distance from the village.
