Description This magnificent 17th century farm house sits totally undisturbed amidst beautiful woodlands on the crest of the Montagnola Senese hills. A protected rural landscape covered with ilex oak, under which grow truffles as well as porcini mushrooms, olives groves from which the estate presses their own distinct olive oil, and wild flower meadows where deer graze in peace. An unpaved drive of approx 3.5 km lined by cypress and oak trees leads to the house which is enclosed at the front by large walled and paved courtyard which encloses the original pizza and bread oven and a portico dinning and lounge area overlooked by an upper loggia. It is the perfect location for families, friends or groups, immersed in the green of the Tuscan countryside but still within easy reach of the important sights. The house has been recently restored with great care and attention to detail. There are two entrance doors; one leading into the entry hall and a cloak room, the other entering a large country kitchen equipped with all modern amenities including an open fireplace, a large oven, fridge with freezer, dishwasher and microwave oven. It has a wooden central island bench and walnut coloured travertine floor and is suitable for cooking classes and demonstrations. An open archway leads to the dining room, where a side door opens onto a small furnished terrace with views overlooking the woodlands. To the left another arch leads up to the living room which has a feature fireplace built into the natural rock on which the house was constructed. Two French doors open onto a Zen terrace, perfect for enjoying the last rays of the evening light and cocktails. Steps lead down to the lower garden and park, immediately below is the infinity pool (4,5 x 13 mt), with a travertine terrace which blends into its natural rocky environment. A fountain of fresh water flows continually into the pool providing beautiful clear water and a wonderfully refreshing back massage. On the ground floor, there are also two twin bedrooms each with an en-suite, one of which is suitable for wheel chair access and a small cloak room with washer and dryer. Two flights of antique travertine stairs lead up to the landing which opens onto a covered terrace overlooking the courtyard. To the right is a double bedroom with en suite bathroom and shower and to the left a large reception room with open fireplace and two further double/twin bedrooms with en suite bathrooms, each with a shower and bathtub. The adjacent barn has been renovated in a more contemporary style, light and airy with an open plan design, providing accommodation for a further four persons. Position The villa is situated in an agricultural area in the vicinity of Sovicille, 20 minutes south of Siena. Entrance to the villa is from an agricultural estate (olives) and a 3.5km gravel driveway leads down past electric security gates to the villa. There is ample parking for cars in the gravel parking area. Distances: - Rosia - 9km (supermarket, post, pharmacy, salons, cafes, restaurants-4)

- Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;
- Baby sitting services can usually be organised locally by the area manager;

Siena
Siena is one of the most beautiful towns of Tuscany and perhaps Italy. Surrounded by olive groves and the vineyards of Chianti the town is set on three hills and is mostly pedenstrian only. At the centre of the town is the large Piazza del Campo, noted for the Palio horse race held each July and August and full of activity year round. An important university town, Siena has wonderful outdoor cafes, piazzas, churches and museums.
Follonica
Follonica is a modern beach resort on the Tuscan coast facing the Tyrrhenian Sea in a wonderful panoramic location within a wide bay. The moderate climate and white sandy beaches , lined by shady pine woods are particularly suitable for families with children. The town has a vibrant summer program of local 'festas' and cultural events and the food in this part of Tuscany is particularly inviting.
