DescriptionEntering through the front gates into a gravel driveway, guests can drive right up to the front door of the villa – very convenient for luggage transfers. A covered veranda equipped with tables and chairs leads into a large country styled lounge room with exposed wooden beams, paved floors, comfortable divans, raised fireplace and a dining table. In one corner an arched opening leads into the kitchen alcove that is well equipped for the preparation of delicious meals and snacks. A door leads through to a corridor accessing three bedrooms of which one double bedroom has an en-suite bathroom and a further double and twin bedroom share a bathroom with spa-bath. There is a small laundry also on the ground floor. Stairs lead up to the luminous master bathroom on the first floor that has an en-suite bathroom and opens out onto a lovely panoramic terrace. The furniture and fittings in the villa are all nicely coordinated and the mattresses have all been recently replaced and are of a good quality. It is approximately 20m from the back door to the swimming pool solarium that is nicely furnished with umbrellas, sunbeds and umbrellas. The pool is a kidney shape with a separate raised spa that cascades into the pool. On the high side of the pool there are also some lovely shady trees that are perfect for that afternoon read .. and siesta .. zzzz

Just a few kilometers from Perugia, Marsciano, a town of medieval origin has over the centuries developed into a flourishing centre in the Middle Tiber valley due to its ceramics and brick industry. The historic center is accessed through the Porta Vecchia (old gate) where the remains of the Castle of the Counts of Marsciano can be seen (1004ad). A maze of narrow laneways typical of the middle ages leads to the parish church dedicated to St John the Baptist, patron saint of Marsciano.

Refundable security deposit A refundable security deposit of €300 is payable on arrival at the villa. The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras. Additional services and charges - payable locally on arrival (in Euros): - Mandatory expense reimbursement of €250 .00 per week are payable on arrival at the villa. The reimbursement covers the cost of final cleaning, water, electricity and cooking gas.
- One set of bed and bath linen per week is included in the rental cost. Additional changes can be requested and will be charged at €12.00 per change per person;
- Heating (if required) is an additional cost based on the consumption of energy (approx €1,20 per litre of gas);
- Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;
Other information - The season for pool opening is June to September ;
- Baby sitting services can usually be organised locally by the area manager;
- Boats and bikes hire, food hampers, cooking and many other services mentioned on our booking form can be pre-arranged and prices will be provided on application.

Assisi
Assisi is a travel favourite, a simple and peaceful town with a rich religious heritage in a lovely part of Italy. It's a great town for wandering and exploring. Its narrow and steep lanes are picturesque and conceal plenty of surprises; hidden restaurants, faded frescoes, stunning views. After the earthquake it suffered in 1997, Assisi has been carefully rebuilt and restored; the town has a well-kept and proud feel to it. There are still repairs being carried out, and work on some of Assisi's frescoes will go on for years, but most of the buildings, streets and monuments are restored and open for business.
Perugia
Perugia is a lively medieval walled hill town with historic buildings, people-filled squares, and modern shops. It has a vibrant student population being host to a university and Italian language schools and has a vibrant program of events and festivals.
